NVPOA Offers Support & Resources for Landlords


art-0301-hsh-NVPOA-mapIf you’re a homeowner who’s considering renting out your property, and don’t know where to start, look no further than the North Valley Property Owners Association. A non-profit resource for property management companies, private landlords, and business vendors in the rental housing industry, NVPOA provides education, support and advocacy tailored for you.

Formed in 1981, NVPOA is the only local resource north of Sacramento to provide such services, says Executive Director Jennifer Morris. “It can be a scary decision to invest in property, but many are. If that’s you, part of your business plan should be to join our association. Memberships are based on the number of homes you own or manage, so for 1-4 homes, the fee is $100 annually to get everything you need to be a successful landlord.”

By joining NVPOA, you’ll have access to their residential housing forms library, with more than 100 up-to-date forms written by attorneys and specific to California tenant/landlord law. They also provide tenant screening products to help you screen and select qualified tenants for a minimal cost.

NVPOA answers common questions and provides vendor referrals, networking opportunities and legislative advocacy at local, state and federal levels.

In addition, NVPOA offers monthly educational workshops and luncheons. On March 24, in Chico, they are offering their “Landlord 101” workshop for free. On March 16, NVPOA will host their Redding Luncheon, where they’ll discuss how to protect residents and property from butane honey oil labs. On March 17, their Chico Luncheon’s topic is “Bed Bugs! Now what do I do?”

“What I find rewarding about my job is that I can help a scared landlord understand what their rights are, and the tenant’s,” says Morris. “I hope to get to landlords before they have a problem. If you talk to any of our members, I think they appreciate knowing they have a sounding board to discuss their concerns.”

NVPOA serves 12 counties: Butte, Colusa, Glenn, Lassen, Modoc, Plumas, Shasta, Siskiyou, Sutter, Tehama, Trinity and Yuba, and represents more than 650 members and nearly 20,000 rental units.
